For nearly 15 years, Jim Whitteron has been working within the luxury fractional ownership segment of
the vacation home industry. The first Private Residence Club (Deer Valley Club) was developed by
Highland Resorts in 1991, a company Jim co-founded. Many of the distinctive design features and
innovative marketing/sales techniques that originated with the Deer Valley Club development are still
being incorporated into contemporary Private Residence Club development plans.

From Bora Bora to St-Barth, from New York City to San Diego, Spring Creek Partners has participated in
the development of a wide variety of PRC’s.

“After the Deer Valley Club, we were flooded with requests from developers who wanted to take advantage of this dynamic new real estate concept.” Jim said recently. “We knew the concept of luxury
fractional ownership of vacation homes was a good one, but we had no idea that it would become the
fastest growing segment of the luxury vacation home industry.”

Throughout the 90’s, many experienced and successful developers desired to create their own unique
PRC in terms of concept and operation. It was tempting to emulate the “Deer Valley Club” development
model for these new projects, but the industry was far more complex than that.

What these developers needed were advisory services that blended their unique situation and talents
with the evolving complexities of the luxury fractional ownership development business.

Spring Creek Partners was created in 1999 to provide those advisory services.
